Open vendor policy
You are welcome to bring your own caterer, bar service, florist, DJ or band, photographer, officiant, and any other vendors of your choosing. We maintain a recommended vendor list for couples who'd like suggestions, but it's never required.

No hidden fees, no surprise package add-ons. One clear rental price gives you access to the entire property — the barn, the manor, and all the grounds — from setup through the end of your celebration.

Cleanup and depart by 11am Sunday.

Common questions
How many guests can the venue accommodate?
Up to approximately 200 guests depending on your layout and setup. The barn, manor, and grounds all work together to create comfortable space for both large celebrations and more intimate gatherings.
Can we bring our own vendors?
Absolutely — and that's one of the things couples love most about The RED House. You're welcome to choose your own caterer, bar service, florist, photographer, DJ or band, and any other vendors. We also have local recommendations if you'd like suggestions.
Is there a rain backup for outdoor ceremonies?
Yes. The barn beautifully accommodates indoor ceremonies if the weather doesn't cooperate. We work with you in advance to have a clear contingency plan in place so your day runs smoothly no matter what.
How far in advance should we book?
Many couples book 12–18 months ahead, especially for peak summer and fall weekends. That said, availability varies — reach out and we'll let you know what's open. Last-minute dates do sometimes become available.

We're at 91 Frisbee Road, Cassadaga, NY 14718 — in beautiful Chautauqua County, less than an hour from Buffalo, NY and Erie, PA. The peaceful, off-the-beaten-path setting is part of what makes it so special.
What does the booking process look like?
It starts with a tour — come see the property in person. From there we'll discuss your date, answer all your questions, and walk you through the simple booking process. Most couples say the tour is when they know it's their right place.
What seasons do you host weddings?
We host weddings Spring, Summer, and Fall (May - October). Each season brings its own beauty — fresh blossoms in spring, lush greenery in summer, dramatic color in fall. Off-season dates also come with discounted pricing.
Can we do the ceremony and reception at the same venue?
Yes — and that's one of the biggest practical advantages of The RED House. Your ceremony, cocktail hour, and reception all happen on the same property. No transportation logistics, no guests getting lost, and a seamless flow to your whole day.
